Tenants responsibility for repairs

Tenants are responsible for carrying out some works to their home such as:

  • Plastering small cracks
  • Providing extra keys
  • Providing locks to sheds or outbuildings
  • Plumbing in washing machine or dishwasher
  • Replacing plugs in sink, bath and wash hand basin
  • Internal decoration
  • Sweeping the chimney for solid fuel appliances
  • Looking after smoke alarms
  • Replacing batteries in alarms and detectors
  • Replacing the toilet seat.

Tenants are also responsible for repairing, renewing or replacing any items damaged by you, your spouse, partner, friends, relatives or any visitor to your property, including children. This includes accidental damage, intentional damage and that which arises from neglect or misuse.

Examples of repairs that you would be charged for include, but are not limited to:

  • Broken toilet pan, bath, sink or wash hand basin if caused by misuse or negligence
  • Blocked drains if caused due to negligence
  • Lock changes if due to loss of keys
  • Damage to internal fixtures
  • Replacement of fixtures and fittings that you have removed or altered
  • Replacement of lost keys to radiator valves, window locks and doors
  • Bleeding radiators
  • Gaining entry if you have locked yourself out
  • Draining or refilling the central heating system
  • Making safe and re-glazing windows that have been broken other than in the event of a criminal act where a crime number is provided
