We continually improve our properties to ensure they are a great place for our tenants to live in.

Major improvement works

We are investing in a programme of planned maintenance to upgrade and improve properties. This includes work like:

Structural works and energy savings

Surveys have been carried out to several house types throughout the District where progressive movement of the first floor joists has occurred. We are currently drawing up a programme of work to rectify this problem and will inform you in the near future if you are included in this planned works.

We are currently looking at our properties with poor energy efficiency and are creating a programme of improvements which will result in a reduction in energy bills for tenants.

Boiler/Heating replacements

We are currently replacing 250 Worcester 30HE boilers and any remaining back boilers and older combination boilers. We strongly recommend that you take the opportunity to have your boiler replaced as we cannot guarantee availability of parts should these older boiler types break down in the future. The new boilers are also much more energy efficient and should make it more cost effective to heat your homes and water. Letters have been sent to tenants who are to receive a new boiler or heating replacement this year’s and the contractor will contact you at least two weeks before the work to agree a start date.

Roofing/Render works

Work is to commence on some or all of the following: new roof coverings, fascias, rainwater goods and painted render. Our contractor, Keepmoat is to commence on properties at Lingholme, Cragside, Gibside, The Wynd, Elwin Place, Park View in South Pelaw and Prospect Street.

Fencing/Off Street parking

The fencing and off street parking programme is to commence in the Ouston area this financial year.

Kitchen and Bathroom replacement

The following properties will be visited by a member of the Technical Services Team to determine whether replacement kitchens or bathrooms are required. Once the scope of works has been assessed, our contractor, ESH Property Services will contact tenants regarding choices and agree a convenient start date. Surveys will be carried out to the following streets:

  • The Close, South Pelaw
  • The Close East, South Pelaw
  • Lavender Gardens, Sacriston
  • Uphill Drive, Sacriston

Yearly maintenance

We carry out yearly maintenance to keep your home in tip top condition and make sure that its an enjoyable and safe place to be this includes:

  • Servicing gas appliances;
  • Servicing fire extinguishers and fire alarms;
  • Regularly testing electrical wiring;
  • Painting and decorating the common areas of a block of flats;
  • Painting and decorating the outside of flats and houses.
